Fantastic one, two and three bedroom apartments and townhouses in the desirable location of Northolt sold with Shared Ownership scheme

New apartments in Rectory Park

The Spicerhaart Land and New Homes team have successfully sold a development in Northolt. Using a combination of an effective marketing strategy and the expertise of the brilliant Land and New Homes sales team, more than 50% of the development sold off-plan.

Situated in Northolt, Rectory Park is comprised of 69 units and was built over four phases. The development is a collection of one, two and three bedroom apartments and three bedroom townhouses. Priced from £265,000 to £555,000, these properties are ideal for applicants searching for high specification homes near London that are spacious and has the perfect balance of modern living and being surrounded by green open spaces.

Rectory Park is ideal for all types of buyers, whether you're a first-time buyer, young couple, growing family or commuter, with London city center just 50 minutes away from the development.

Similarly, the travel links into London, and the affordability of this superb development made these properties attractive to first-time buyers and young couples searching for homes near fantastic amenities, such as Westfield shopping center with just a 17 minute journey on the tube.

To advertise the development, the Land and New Homes marketing team sent out highly targeted email campaigns which achieved an average open rate of 35%, well above the industry average. They also created social media campaigns across platforms such as Facebook, Twitter, Instagram and LinkedIn, as well as using our FLINK technology to create ads aimed at potential untapped buyers looking for a new home in Northolt.

The FLINKs carried out for Rectory Park achieved a fantastic reach, considering its tight criteria set by our client, to target proceedable buyers that are interested in the Shared Ownership scheme. Using a carefully selected target area and handpicked demographic, we were able to attract what we call ‘passive’ buyers that are eligible for the part buy-part rent scheme in the area.

To ensure these properties sold, the developer ran regular Share to Buy campaigns to entice potential buyers to find out more about the Shared Ownership scheme and what the development has to offer. There was also a launch event to celebrate the fourth and final phase of the development, which attracted keen buyers looking to see the quality properties up close. The Launch Day was a huge success and sold 12 plots off-plan that very day.

Shared Ownership Sales Director, Courtney-Reigh Gannon who worked in partnership with haart Greenford to sell this fantastic development said: ‘The Shared Ownership scheme was the sole success of this development. Every property also came with the added bonus of fully fitted appliances and either a private terrace or balcony’.

‘I am very proud at the success of this development being that we had only launched a couple of months before the global pandemic hit and had completely sold out in just over a year. Our phenomenal Sales Manager, Paula Cozen, worked tirelessly to match the interested applicants to the perfect new home for them so that when the building was completed in July 2020, we were already over 50% sold!  A huge achievement in such difficult circumstances.’

This was a great success for Spicerhaart Land and New Homes, as well as haart estate agents in Greenford, whose combined efforts saw another fantastic development in the area sold!
